With a wealth of experience in the education sector, Cawarden confidently delivers an all-inclusive service on campus at Loughborough University.
Cawarden is a well-known name at Loughborough University, having completed successful projects on campus in the past as a specialist sub-contractor. In 2023, we returned to take on a bigger role as the main contractor for a series of projects that would redefine the facilities and skyline of the campus. These projects form a crucial part of Loughborough University’s Estates Strategy for 2020-2040, and Cawarden has played a key role in bringing this vision to life.
Demolition
The Sir Arnold Hall Building, a 4-storey office block built in the 1960s with a concrete frame, was demolished and cleared over a period of 7 weeks. The demolition process involved asbestos removal, soft strip, and structural demolition using a stepped methodology.
During the project, two external auditors – the National Federation of Demolition Contractors and WSP – visited our team. Both auditors were impressed with the on-site safety, management, dust suppression, and other areas, and we passed with flying colours.
Cawarden worked in collaboration with Loughborough University to install a 30-metre-wide mural in front of the site. The mural, developed in collaboration with the Arts department and graphic artist Nadina Ali celebrated Black joy.
Innovative Circular Plasterboard Case Study
Our work on the project provided an excellent opportunity to collaborate with the University, ENVA and British Gypsum to conduct an innovative plasterboard recycling trial, known as the ICEBERG project.
Civils & Groundworks
Our Civils and Groundworks team began by conducting a reduced-level dig to clear any underground obstructions. Following that, we proceeded to install new drainage, utilities, retaining walls, and foundation works for a stunning new public realm area within the site’s boundary. This area is now complete with a canopy and paved sun terrace, adding to the site’s aesthetic appeal while also providing a space for staff and students to relax and enjoy.
Providing Internship Opportunities for Students
We were delighted to provide an internship opportunity to a student from the University who was studying Construction Engineering. He joined our civils team on-site and proved to be an invaluable asset to the team. The experience he gained during the internship will be beneficial for him in completing his final year and pursuing a career in this exciting industry.
Follow On Projects
This project stands out as an excellent example of how a highly skilled contractor can ensure the fulfilment of all project requirements, offering an integrated service that exceeds the client’s expectations.
The successful delivery of this project and client satisfaction led to the award of other contracts on campus in 2023.

- Graham Oldham Building
We Add Value
We were able to successfully complete the project in-house by efficiently coordinating our services and utilising our expert Demolition and Civils & Groundworks teams along with our support services. This approach ensures that we can achieve our goal of delivering excellence.
The advantages are numerous, including cost-effective solutions, programme efficiencies, reduced risk, and maximum value for our client. Additionally, they only had to work with one reliable contractor to deliver all of this instead of multiple trades.
